Not only is Central Nassau the county's geographic center, but it straddles the the region's population midpoint thereby enabling employers to attract workers from all parts of Nassau, Brooklyn, Queens and Western Suffolk. Complementing this demographic feature is the county's network of parkways and expressways that facilitate the daily commute to the office.
In addition to its geographic and transportation advantages, Central Nassau's concentration of hotels, universities, retail centers and entertainment/sporting venues adds to its commercial appeal. As a result, central Nassau is and will continue to be a commercially desirable location for many national, regional and local firms.
Current Market Conditions:
Arguably one of the most attractive Long Island office sub-markets, Central Nassau has weathered the economic storm in reasonably good shape. Since this market is "centrally" located to the region's labor force, prospective employees may first look for jobs here before considering employment in western or central Suffolk.
For the time being, central Nassau has avoided the recession's impact as evidenced by a relatively stable vacancy rate hovering at 9.7% for nearly a year. Similarly, rental rates have remained static. The problem we see over the horizon is an emerging pattern of tenants that had previously occupied class-A office buildings choosing to relocate to class-B office buildings located in eastern Nassau County, namely Hicksville, Bethpage and Woodbury in the pursuit of reduced overhead.
